Most people have heard a story about a contractor who took the money and disappeared, or left a job half done. A few simple checks before you hire someone can save you a lot of money and stress.
1. Ask to see their work
A good contractor will be happy to show you jobs they've done. Ask for photos, and if you can, visit a finished job and talk to the owner. Ask:
- Did they finish on time and on budget?
- Was the work neat and solid?
- Would you hire them again?
2. Get more than one price
Get at least two or three quotes for the same job. If one is much cheaper than the rest, ask why. Very low prices often mean cheap materials, missing items, or extra charges later.
3. Get everything in writing
Never start a job on a handshake. You need a written quote or contract that shows:
- Exactly what work will be done
- What materials will be used
- What is not included
- The total price and payment schedule
- When the job will start and finish
4. Don't pay everything upfront
A deposit to buy materials is normal. Paying the full amount before work starts is not. Pay in stages as each part is finished, for example after the foundation, after the walls, and after the roof. Keep the last payment until the job is fully done and you're happy.
5. Buy big materials yourself if you can
For large jobs, some homeowners buy the main materials, like blocks, cement and steel, straight from the hardware store and have them delivered to site. That way you know the money went into your house.
6. Check they understand the approvals
For new buildings and extensions, your plans need approval from the municipal corporation, and certain stages must be inspected. A good contractor will know this and won't encourage you to skip it.
7. Watch for warning signs
- They want cash only, with no receipts.
- They push you to decide immediately.
- They can't show you any past work.
- They avoid putting anything in writing.
- They keep asking for more money before finishing each stage.
Keep records
Keep all quotes, receipts and photos of each stage of the work. If something goes wrong, you'll have proof.
